UDC Announces 2020 Financial Results

Doha: United Development Company (UDC) announced its financial results for the year 2020 achieving net profit of QR 265 million and revenues of QR 1.176 billion. The net profit attributable to equity shareholders stood at QR 226 million, and basic earnings per share amounted to QR 0.064 with proposed dividends of 5%.

Commenting on these results, UDC Chairman Turki bin Mohammed Al Khater said: “Despite the challenges that businesses have faced in 2020 as a result of the coronavirus pandemic, UDC was able to maintain development activities throughout the year where we succeeded in completing the planned development phases at The Pearl-Qatar and Gewan Island.”

Al Khater further continued: “In line with its business plan to develop promising projects, UDC boosted development activities in Gewan Island, with the awarding of contracts worth QR 1.5 billion for the Islands mixed-use buildings, landscape and infrastructure works, in addition to signing technical services and management and operation agreements with Corinthia Hotels, for Corinthia Gewan Island Qatar hotel, and its connected golf course and beach club in Gewan Island, in addition to the new Yacht Club at The Pearl-Qatar. All these investments will ensure UDCs sustainable growth and the creation of new opportunities and revenue sources over the long term.”

“Thus, the proposed dividends for the year 2020 are in line with value of the real-estate projects that the company is developing and cash out flow that will be spent on these projects during the year 2021 in accordance to the Companys five-year business plan,” he added.

“We hope that the coming period will bring an increased demand for properties as a result of the new ministerial decision that allows foreign ownership of property and the privileges it carries to residents and investors, which will ensure the sustainable growth of the real estate sector, including our company,” Al Khater concluded.

For his part, UDC President and Chief Executive Officer and Member of The Board Ibrahim Jassim Al Othman described 2020 as an exceptional year, which demonstrated UDCs ability to adhere to its business plan and maintain development activities according to the specified timeline without significant change in the development completion dates, which is an achievement in its own right.

“The stability in occupancy rates at The Pearl-Qatar contributed to achieving recurring revenues from residential and retail leasing, in addition to the sale of residential units and plots in 2020,” Al Othman said.

He further pointed out that UDC achieved major strides in the development of Gewan Island, with the completion of major marine works simultaneously with ongoing infrastructure works. UDC also completed main foundation works and started installing support pylons of Gewan Islands main entrance bridge. Substantial progress was also made in Crystal Residence which witnessed the completion of main stages within the common basement, with some of the buildings already reaching the third floor of construction.

As for development projects on The Pearl-Qatar, Al Othman said: “UDC has accelerated development works all over The Pearl-Qatar, and as such Al Mutahidah Towers is now substantially completed, with apartments and retail units scheduled to be handed over to residents and retail tenants by beginning of Q2 2021.”

Al Othman further indicated that retail leasing witnessed an increase of 125% in new leased retail space in 2020 compared to 2019 and the opening of 28 new retail brands at The Pearl-Qatar, across the three main retail hubs in Porto Arabia, Medina Centrale and Qanat Quartier.

الدوحة: أعلنت الشركة المتحدة للتنمية، عن نتائجها المالية للعام 2020، حيث سجلت أرباحا صافية بلغت 265 مليون ريال قطري وإيرادات بقيمة 1.176 مليار ريال قطري، في حين بلغ صافي الربح العائد إلى مالكي الشركة 226 مليون ريال قطري، وبلغ العائد الأساسي للسهم ( 064. 0 ) ريال قطري مع توزيعات أرباح مقترحة بنسبة 5%.

وتعليقا على هذه النتائج، قال السيد تركي بن محمد الخاطر رئيس مجلس إدارة الشركة المتحدة للتنمية، إنه “على الرغم من التحديات التي واجهتها الشركات والمؤسسات خلال عام 2020 من جراء تداعيات جائحة كورونا، إلا أن الشركة المتحدة للتنمية تمكنت من الحفاظ على استمرار أعمال التطوير على مدار العام وإنجاز مراحل التطوير المخطط لها في جزيرتي اللؤلؤة-قطر وجيوان”.

وأضاف السيد تركي بن محمد الخاطر، في تصريح له، أنه “تماشيا مع خطة الاستثمار بتطوير مشاريع واعدة، تم ترسية عقود بقيمة 1.5 مليار ريال قطري لإنشاء المباني المتعددة الاستخدام والمساحات الخضراء وأعمال البنية التحتية في جزيرة جيوان، بالإضافة الى إسناد عقدين للخدمات الفنية ولإدارة وتشغيل فندق كورنثيا جزيرة جيوان قطر وملعب الغولف والنادي الشاطئي التابعين له، إلى جانب نادي اليخوت الجديد في جزيرة اللؤلؤة-قطر. هذه الاستثمارات ستضمن النمو المستدام للشركة المتحدة للتنمية وخلق فرص جديدة ومصادر إيرادات على المدى الطويل”.

وتابع “وعليه تأتي توزيعات الأرباح المقترحة للعام 2020 بما يتناسب مع حجم المشاريع العقارية التي تقوم الشركة بتطويرها، فضلا عن التدفقات النقدية التي سيتم إنفاقها على هذه المشاريع خلال العام 2021 بناء على خطة الأعمال الخماسية للشركة”.

وقال “نأمل أن تشهد الفترة المقبلة إقبالا متزايدا على المنتجات العقارية في ظل القرار الوزاري الجديد بشأن تملك الأجانب للعقارات وما يقدمه من امتيازات للمقيمين والمستثمرين، مما سيساهم في انتعاش القطاع العقاري بما في ذلك شركتنا”.

من جانبه، وصف السيد إبراهيم جاسم العثمان الرئيس التنفيذي وعضو مجلس إدارة الشركة المتحدة للتنمية، سنة 2020 بأنها سنة استثنائية، أثبتت قدرة الشركة المتحدة للتنمية على الالتزام بخطة عملها والحفاظ على سير أعمالها الإنشائية وفقا للجدول الزمني المحدد دون تغيير جوهري في مواعيد إكمال أعمال التطوير، مما يعد إنجازا بحد ذاته.

وقال “كما ساهم الاستقرار في معدلات الإشغال في جزيرة اللؤلؤة-قطر، في تحقيق إيرادات متكررة ناتجة عن تأجير الوحدات السكنية وتجارة التجزئة، وكذلك بيع الوحدات السكنية وقطع الأراضي في عام 2020”.

ولفت السيد العثمان إلى أن الشركة المتحدة واصلت تنفيذ الأعمال الإنشائية في جزيرة جيوان مع استكمال الأعمال البحرية الكبرى في الجزيرة وإحراز تقدم ملحوظ في أعمال البنية التحتية. كذلك انتهت الشركة من أعمال الأساسات الرئيسية وبالبدء بتركيب الأبراج الحاملة لجسر المدخل الرئيسي وأعمال إنشائية رئيسية في مباني كريستال ريزيدنس من خلال إنجاز العديد من المراحل ضمن الطابق السفلي المشترك وصولا إلى الطابق الثالث في بعض المباني.

وبالنسبة للمشاريع التطويرية في جزيرة اللؤلؤة-قطر، قال “تقدمت الشركة المتحدة للتنمية بمشاريع التطوير في جميع أنحاء جزيرة اللؤلؤة-قطر، حيث أشرفت عملية بناء أبراج المتحدة على الانتهاء، ومن المقرر تسليم الشقق ووحدات البيع بالتجزئة للعملاء بحلول بداية الربع الثاني من عام 2021”.

كما أشار إلى أن حركة تأجير المحلات التجارية في جزيرة اللؤلؤة-قطر شهدت زيادة بنسبة 125 في مساحات التجزئة الجديدة المؤجرة في عام 2020 مقارنة بعام 2019 وافتتاح 28 علامة تجارية جديدة، ضمن المناطق التجارية الرئيسية في بورتو أرابيا، ومدينا سنترال وقناة كارتييه.
