UDC Tower wins Green Apple Environment Award

Doha: United Development Company (UDC), the master developer of The Pearl Island and Gewan Island, has announced that its headquarters UDC Tower won the Green Apple Environment Awards for Beautiful Buildings 2023, a prestigious international award from the Green Organization that recognizes organizations that adopt the best environmental practices around the world.
UDC Tower received the silver Green Apple Environment Award for beautiful buildings within the category of “mixed-use buildings” due to its distinct design features and eco-friendly practices, such as maintaining a carbon neutral footprint, use of recycled materials, solar panels, and regeneration.
The Award was received by UDC’s representative, Eng. Abdullatif Ali Al-Yafei, Executive Director of Public Services, during an award ceremony held in London, UK, on June 16, 2023, and attended by more than 200 companies’ representatives worldwide.
UDC has also been named among the Green World Ambassadors by the Green Organization, which will plant 100 trees for each ambassador. UDC will be honored in Westminster Palace, London, next year in recognition of its efforts in the field of sustainability and will be presented with a prestigious green plaque.
It is worth noting that UDC is the first real estate developer and Qatari public shareholding company to receive this award, in light of its efforts and commitment to sustainability and environmental development. It is worth noting that UDC Tower is the first GSAS certified building on the Pearl Island, due to its compliance with the required qualifications for sustainable operations. Building Analysis
UDC Towers building analysis revealed opportunities for savings in annual operating costs which equals 26% of the building’s annual electricity and 24% of water expenses. The building’s as-built construction is 10% more efficient than similar stock in the region, which highlights UDC’s dedication to sustainability and efficient use of resources. Additionally, UDC Tower is the first building with a vertical green plantation on the Pearl Island, which makes it a uniquely built commercial tower that meets all the criteria of a sustainable building.
Air Quality and Waste Management
At UDC Tower, air quality levels were within Qatar’s acceptable limit, as demonstrated by normal levels of common air pollutants such as Fine particle matter (PM2.5), Carbon Dioxide (CO2), Carbon Monoxide (CO), Sulfur Dioxide (SO2), and Formaldehyde. Additionally, the analysis of waste management practices at UDC Tower building indicated that its waste management plan demonstrates compliance.
Water Efficiency
The water fixtures inside the tower come with sensors, and a high-efficiency piece is installed to reduce water pressure. According to the water consumption breakdown, ultra-low flow, flush fixtures, and submeters that detect leaks and capture appropriate water consumption have reduced water consumption.
Lighting
The lighting design ensures that the building occupants will have proper visual comfort during the daytime, while also allowing energy conservation. The building’s lighting design was found compliant in terms of the light quality produced by artificial lighting. Daylight within UDC Tower is harvested and integrated with the artificial lighting that is used for the occupied spaces on the building perimeter. Majority of the occupied spaces within UDC Tower had access to external or internal views creating a sense of comfort and wellbeing. These features allow occupants to enjoy natural light.
Noise Pollution
Low noise levels reduce distractions and provide a comfortable environment to work in. Indoor noise levels within UDC Tower were found to be within the range specified by the relevant standards to ensure the health and wellbeing of the tower users.

الدوحة: أعلنت الشركة المتحدة للتنمية المطور الرئيسي لجزيرة اللؤلؤة وجزيرة جيوان، عن فوز مقرها الرئيسي برج الشركة المتحدة للتنمية، بجائزة غرين آبل البيئية لأجمل المباني المستدامة 2023، وهي جائزة دولية مرموقة تمنحها المنظمة الخضراء، للمنظمات التي تتبع أفضل الممارسات البيئية في جميع أنحاء العالم. وفاز برج الشركة المتحدة للتنمية بجائزة غرين آبل البيئية «الفضية» لأجمل المباني المستدامة عن فئة «المباني متعددة الاستخدامات» نظراً لمواصفات تصميمه الفريدة والممارسات الصديقة للبيئة والمستدامة، كالحفاظ على محايدة الكربون، استخدام المواد القابلة للتدوير والألواح الشمسية وتجديد الطاقة. تسلم الجائزة ممثلاً الشركة المتحدة للتنمية المهندس عبد اللطيف اليافعي المدير التنفيذي للخدمات العامة وذلك في حفل تكريم أقيم في لندن، المملكة المتحدة، بتاريخ 16 يونيو 2023 وبحضور ممثلي أكثر من 200 شركة عالمية. كذلك، ضمت المنظمة الخضراء الشركة المتحدة للتنمية إلى سفراء العالم الأخضر، لتقوم بزرع 100 شجرة لكل سفراء المنظمة، وسيتم تكريم الشركة المتحدة للتنمية في قصر وستمنستر في لندن العام المقبل، تقديراً لجهودها في مجال الاستدامة، كما سيتم تكريمها بالدرع الأخضر. والجدير بالذكر أن الشركة المتحدة للتنمية هي أول مطور عقاري وأول شركة مساهمة عامة قطرية تحقق هذا الإنجاز، تقديراً لجهودها والتزامها بالاستدامة والتطوير البيئي، يجدر بالذكر أن برج الشركة المتحدة للتنمية هو أول برج يحصل على شهادة جي ساس في جزيرة اللؤلؤة، نظراً لامتثاله بالمواصفات المطلوبة لعمليات التشغيل المستدام. تفخر الشركة المتحدة للتنمية باستلامها هذه الجائزة، ويعود الفضل في فوزها إلى التالي:
تقييم المبنى
كشف تقييم مبنى برج الشركة المتحدة للتنمية عن إمكانية توفير تكاليف استهلاك الطاقة سنوياً، ويعادل ذلك 26 % من تكاليف الكهرباء السنوية للمبنى و24 % من تكاليف المياه. كما لوحظ أن التصميم المعماري للمبنى هو أكثر فعالية بنسبة 10 % مقارنة بمخططات المباني الأخرى المشابهة في المنطقة. وكل ذلك يجسد مدى تفاني الشركة المتحدة للتنمية تجاه الاستدامة والاستخدام الفعال للموارد. كذلك، فإن مبنى برج الشركة المتحدة للتنمية هو أول مبنى تزينه الحدائق الرأسية في جزيرة اللؤلؤة، وبالتالي فهو مبنى تجاري فريد من نوعه، يحمل كافة مواصفات المبنى المستدام.
جودة الهواء وإدارة المخلفات
كانت مؤشرات جودة الهواء في برج الشركة المتحدة للتنمية في حدود المستويات المقبولة لتلوث الهواء في قطر، وفقاً للمستويات الطبيعية لملوثات الهواء الشائعة، مثل الجسيمات الدقيقة، ثاني أكسيد الكربون، أحادي أكسيد الكربون، ثاني أكسيد الكبريت، والفورمالدهايد. كذلك، أشار تحليل ممارسات إدارة النفايات في مبنى برج الشركة المتحدة للتنمية إلى أن خطة إدارة النفايات تحقق المتطلبات.
كفاءة المياه
تأتي تركيبات المياه داخل البرج بمستشعرات حساسة ويتم تركيب قطع موفرة ذات كفاءة عالية لتقليل ضغط المياه. وأشار تقرير استهلاك المياه إلى أن المياه المستهلكة تقلل من اهدار الماء بفضل المراحيض ذات التدفق المنخفض إلى جانب عدادات المياه الفرعية التي تكشف عن وجود أي تسريبات وتحدد استهلاك المياه المناسب.
الإضاءة
يضمن تصميم الإضاءة حصول مستخدمي المبنى على الراحة البصرية الملائمة أثناء النهار وتوفير الطاقة في الآن ذاته. ويعد تصميم المبنى متوافقاً مع متطلبات جودة الإضاءة الصادرة عن الإضاءة الاصطناعية. يتم توليد ضوء النهار داخل برج الشركة المتحدة للتنمية ودمجه مع نظام الإضاءة الاصطناعية وخاصة للمساحات المستخدمة خارج البرج وتتمتع غالبية المساحات المستخدمة داخل برج الشركة المتحدة للتنمية بإطلالات خارجية أو داخلية مما يخلق إحساسًا بالراحة والرفاهية. تسمح هذه الميزات لمستخدمي البرج بالحصول على الضوء الطبيعي.
