Doha: Rising residential rents seen in Qatar during the first quarter of the year reflects the increase in demand for residential property in the country ahead of the FIFA World Cup Qatar 2022 in November. And as availability falls further towards the end of the year, residential rents are expected to continue to climb, global real estate advisory firm Cushman and Wakefield has said in its latest Real Estate Market Review Qatar Q1 2022.
The surge in residential property demand is partly due to the Supreme Committee and Legacy reserving accommodation to house fans during the tournament. There has also been strong demand from corporates looking to secure much-needed staff accommodation in the build-up to the tournament.
The impact of increased demand on rental levels has been most evident in prime apartments, where rental levels for new leases have increased by 10 percent to 15 percent over the past year, said the report.
“Rental increases have also been evident in villa compounds, albeit not to the same degree, as most compounds have enjoyed high occupancy over the past two years.
Recent renewals and new lettings in some of Doha’s compounds have seen rents climb by between 2 percent and 5 percent,” Cushman and Wakefield said.
To date, residential supply has increased by 5.2 percent per annum in Qatar since 2015.

وقالت شركة الاستشارات العقارية العالمية كوشمان آند ويكفيلد في أحدث مراجعة لسوق العقارات في قطر للربع الأول من عام 2022، مع انخفاض التوافر أكثر قرب نهاية العام، من المتوقع أن تستمر الإيجارات السكنية في الارتفاع.
ويعود سبب الارتفاع في الطلب على العقارات السكنية جزئياً إلى قيام اللجنة العليا للمشاريع والإرث بحجز أماكن إقامة للمشجعين أثناء البطولة. وكان هناك أيضاً طلب قوي من المؤسسات التي تتطلع إلى تأمين أماكن إقامة للموظفين للمساعدة في التحضير للبطولة.
وحسبما ذكر التقرير، كان تأثير زيادة الطلب على مستويات الإيجار أكثر وضوحاً في الشقق الرئيسية، حيث زادت مستويات الإيجار لعقود الإيجار الجديدة بنسبة 10 في المائة إلى 15 في المائة خلال العام الماضي.
كما ظهرت زيادات في الإيجارات في مجمعات الفلل، وإن لم تكن بنفس الدرجة، حيث تمتعت معظم المجمعات السكنية بإشغال مرتفع خلال العامين الماضيين.
وأضاف التقرير أن التجديدات الأخيرة والإيجارات الجديدة في بعض مجمعات الدوحة شهدت ارتفاعاً في الإيجارات بنسبة تتراوح بين 2 في المائة و 5 في المائة.
وقد زاد العرض السكني حتى الآن، 5.2 في المائة سنوياً في قطر منذ عام 2015.
