510 million riyals «Barwa Real Estate» profit

Barwa Real Estate Group, one of the leading real estate and investment companies in Qatar and the region, announced its results for the financial period ending June 30, 2019. The results showed net profit attributable to shareholders of the parent company stood at QR510m and earnings per share amounted to QR0.13, a decrease from the net profit for the corresponding period of 2018.

The decrease in net profit was mainly due to the drop in profits of some non-recurring items in nature such as profit from debt scheduling and the application of IFRS 16. Total assets of the Group amounted to QR31bn and total equity attributable to the equity holders of the parent company amounted to QR18.9bn, in addition to maintaining a cash balance of QR1bn.

In spite of the challenges currently facing the real estate market, Barwa Real Estate is working to strengthen its operating revenues during the second half of 2019 by completing the development of its ongoing projects which will contribute to the development of the operational real estate portfolio of the Group.

These projects include affordable housing project for labourers at a construction cost of QR1.34bn. The project includes 25,360 residential rooms in addition to shops, hypermarkets and mosques. In July 2019, Barwa Real Estate started leasing activities through its subsidiary Waseef Asset & Facility Management in preparation for the completion of its full implementation during the fourth quarter of 2019.

The labor housing project is one of the fruits of cooperation between Barwa Real Estate Company and the Government of the State of Qatar with the aim of strengthening the efforts exerted by the Government to improve the conditions of workers ‘accommodation and meet the needs of the local market for workers’ housing in line with the objectives of Qatar National Vision 2030 and Qatar’s preparations to host the 2022 World Cup.

Another key project is setting up warehouses and workshops project in Barwa Al Baraha, which includes 561 warehouses with an area of 300 square meters for each warehouse and 118 workshops with an area of 144 square meters for each workshop. The total construction area of the project is about 187 thousand square meters in addition to the development of infrastructure and all the necessary services for the project.

The importance of this project stems from providing suitable spaces and warehouses for small and medium sized companies. It will also provide mechanical and electrical workshops to meet the needs of the market. The leasing of this project will start at the beginning of the fourth quarter of 2019.

Dara (A) project, which is located within Lusail area and includes 271 apartments ranging from one to three rooms and this project is in the final stages of delivery.

Phase Two of proposed Al-Khor Sports Facilities project includes 516 apartments with a total construction area of 53,639 square meters in addition to a hypermarket and multi-purpose hall. The Barwa announced the award of the contract for the construction of phase two of the project during 2018 at a value of QR105m.

In addition, the development activities started in the third phase of the Madinat Al Mawater project at a construction cost of QR335m, which Barwa Real Estate started to develop in 2019. The total area of construction in this phase is 167,072 square meters, including used car showrooms, Shops, workshops, an integrated car service center, a commercial vehicle spare parts complex, a dealership showroom, a hypermarket and a mosque.

Barwa is currently working on the completion of designs and investment plans for many projects, which are expected to be tendered in 2019, including Barwa Al Baraha Project Phase Three, which includes residential apartments, shops and offices, in addition to a hypermarket, a clinic and a mosque.

حقّقت مجموعة بروة العقارية صافي ربح قدره 510 ملايين ريال بنهاية النصف الأول من العام الحالي، وعائد على السهم بمبلغ 0.13 ريال، وذلك في انخفاض عن صافي الربح بالفترة المقابلة من عام 2018. وقد نتج هذا الانخفاض -في غالبيته- عن انخفاض أرباح بعض البنود غير المتكررة في طبيعتها، مثل أرباح من جدولة ديون، وأيضاً تطبيق المعيار الدولي لإعداد التقارير المالية رقم 16. وقد بلغ إجمالي الموجودات للمجموعة 31 مليار ريال، كما بلغ إجمالي حقوق ملكية مساهمي الشركة الأم 18.9 مليار ريال، هذا بالإضافة إلى حفاظ المجموعة على رصيد نقدي متاح بقيمة مليار ريال.

على الرغم من التحديات التي يشهدها السوق العقاري حالياً، فإن «بروة العقارية» تعمل على تدعيم إيراداتها التشغيلية خلال النصف الثاني من عام 2019، وذلك عن طريق الانتهاء من أعمال تطوير مشاريعها قيد التنفيذ، والتي ستساهم في تنمية المحفظة العقارية التشغيلية للمجموعة، ومن هذه المشاريع مايلي:

1. مشروع سكن العمال بطريق سلوى بمساحات بناء تصل إلى 735,039 متراً مربعاً، وبتكلفة بناء تُقدّر بـ 1,347 مليون ريال.

2. مشروع مخازن وورش البراحة، والذي يتضمن 561 مخزناً بمساحة 300 متر مربع لكل مخزن، وأيضاً 118 ورشة عمل بمساحة 144 متراً مربعاً لكل ورشة. ويبلغ إجمالي مساحات بناء المشروع حوالي 187 ألف متر مربع، بالإضافة إلى تطوير البنية التحتية وجميع الخدمات اللازمة للمشروع.

3. مشروع دارا (أ)، والذي يقع ضمن منطقة لوسيل ويشتمل على 271 شقة سكنية تتراوح من غرفة إلى ثلاث غرف، وهذا المشروع في مراحل التسليم النهائية.

4. المرحلة الثانية من مشروع مرافق الخور الرياضية، والذي يتضمن 516 شقة سكنية بمساحة بناء إجمالية تبلغ 53,639 متراً مربعاً، بالإضافة إلى هايبر ماركت وصالة متعددة الأغراض.

المرحلة الثالثة

بالإضافة إلى ذلك، فإن أنشطة التطوير قد بدأت في المرحلة الثالثة من مشروع مدينة المواتر، بتكلفة بناء تُقدّر بـ 335 مليون ريال، والذي بدأت بروة العقارية في تطويره خلال عام 2019.

كما تعمل بروة حالياً على الانتهاء من التصميمات والخطط الاستثمارية للعديد من المشروعات، والتي من المتوقع طرح المناقصات الخاصة بها خلال عام 2019، ومنها:

• مشروع المرحلة الثالثة من بروة البراحة، ويضم المشروع شققاً سكنية ومحال تجارية ومكاتب، بالإضافة إلى «هايبر ماركت» وعيادة ومسجد.

• المرحلة الثانية من مشروع مخازن أم شهرين، والذي سيحتوي على مراكز خدمات وورش لصيانة وتصليح الشاحنات، مع محلات تجارية وشقق سكنية للعاملين.

وبالإضافة إلى هذه المشاريع، فإن «بروة العقارية» مستمرة أيضاً في دراسة مخزون الأراضي الفضاء المتاح لديها، لتحديد الاستغلال الأمثل لها بما يساعد على دعم المركز المالي للمجموعة، ويسهم في تنمية العائدات المستدامة.
