UDC unveils plan to invest QR5.5bn in new projects

United Development Company (UDC), the master developer of The Pearl-Qatar (TPQ), announced yesterday to invest QR5.5bn as part of its five-year business plan to develop new projects.

These funds are expected to be spent on various projects including the development of the Gewan Islands and some other residential and commercial projects in the Gewan as well as in TPQ.

“We are planning a number of projects and most of them are residential projects within The Pearl. These projects also include the construction of a school (United School International), Gewan Islands which will be having different types of accommodations and other facilities, including a golf course,” UDC Chairman Turki bin Mohammed Al Khater told The Peninsula on the sidelines of the company’s Annual General Assembly meeting, yesterday.

Al Khater added: “In addition to all these projects, we are also planning to develop some commercial complexes and other facilities, including a hospital in The Pearl. However, we are still discussing about the hospital project with potential partners to develop the healthcare facility for the residents of TPQ and others.”

Asked about more details whether it would be a general hospital or a super-specialty medical centre, he said that things are still not very clear but it would be a 100 to150 bed hospital providing world-class healthcare services.

Al Khater presided over the yesterday meetings (Ordinary and Extraordinary General Assemblies), which approved all the items on the agenda, including the Board’s recommendation for a dividend distribution of QR354.086m representing 10 percent of share capital (equal to QR1 per share).

The meeting elected six new members to UDC’s Board of Directors, representing the private sector, for the period 2019 – 2021, who are: Sheikh Faisal bin Fahed Al Thani( representing himself); Ali Hussain Al Fardan (representing Al Fardan Holding); Ibrahim Jassim Al Othman (representing himself); Abdulaziz Mohamed Al Mana (representing himself); Abdulrahman Abdullah Al Abdulghani (representing himself); and Abdulrahman Saad Al Shathri (representing himself).

While three seats have been allotted to board members representing the State of Qatar, which completes the number of the Company’s board members of nine, as follows: Turki bin Mohammed Al-Khater (representing the Civil Fund of the General Retirement and Social Insurance Authority); Mubarak Ali Mubarak Al Nuaimi (representing the Civil Fund of the General Retirement and Social Insurance Authority); and Nasser Jaralla Al Marri (representing the Military Fund of the General Retirement and Social Insurance Authority).

Elaborating on UDC’s 2018 activities and financial results, Al Khater said: “The Company has achieved a net profit of QR544m and total revenues of QR1.6bn. The net profit attributable to shareholders of the parent company was QR501m with basic earnings per share of QR1.41.”

“The financial results achieved amid challenging circumstances demonstrate that UDC has embraced a viable business model that would enable the Company to sustain sound financial results during difficult times, given our flexibility to access diversified revenue streams from the sale of real estate and the rental of residential and commercial units,” he added.

Ibrahim Jassim Al Othman, UDC President and CEO and Board Member, said 2018 marked another successful year for UDC with the achievement of good financial results and the completion of numerous developments projects across The Pearl-Qatar while enhancing customer experience for residents, visitors and retailers on the Island.

“The sound financial results for 2018 were driven primarily by a combination of the sale and lease of real estate properties, as well as cost efficiencies…,”he added.

صادقت الجمعية العامة العادية للشركة المتحدة للتنمية -التي عُقدت أمس برئاسة سعادة السيد تركي بن محمد الخاطر رئيس مجلس الإدارة- على توزيع أرباح نقدية على السادة المساهمين بنسبة 10% من القيمة الاسمية للسهم، بواقع ريال واحد للسهم.

وافقت الجمعية العامة غير العادية على تعديل النظام الأساسي للشركة، حسب توجيهات هيئة قطر للأسواق لتجزئة القيمة الاسمية للسهم، وتفويض رئيس مجلس الإدارة صلاحية الموافقة على التعديل. وفي هذا الصدد، قال الخاطر: «لقد شهد عام 2018 تحقيق الشركة المتحدة للتنمية ربحاً صافياً بلغ 544 مليون ريال، وإجمالي إيرادات بلغ 1.6 مليار ريال، في حين بلغ صافي الربح العائد لحاملي أسهم الشركة الأم 501 مليون ريال، مع عائد أساسي للسهم وصل إلى 1.41 ريال».

كما أشار إلى أن الشركة المتحدة للتنمية تتطلع قدماً إلى استكمال مشاريعها التطويرية، وذلك حسب خطة العمل المستقبلية، بحيث يُتوقّع أن تصل قيمة استثمارات الشركة المتحدة للتنمية في هذه المشاريع إلى 5.5 مليار ريال خلال الفترة ما بين 2019-2023.

وقال الخاطر في تصريحات صحافية: «نحن سعداء بأداء العام 2018 رغم الظروف التي واجهها القطاع العقاري بشكل عام، حيث نعتبر أننا حققنا أرباحاً جيدة. وقد تم التخارج من شركات لم تكن تمثّل جزءاً محورياً من نشاط المجموعة، حيث جنينا منها الأرباح، وتخارجنا منها بهدف توجيه تركيزنا أكثر نحو القطاعات: العقاري والصناعي والزراعي في المستقبل». وتابع: «نحن الآن بصدد العمل على مشاريع مستقبلية كثيرة، ونأمل أن يكون أداء المجموعة أفضل في السنوات المقبلة».

وحول مشروع جزيرة جيوان، قال الخاطر: «لقد انطلقنا في تنفيذ المشروع، وهو يتقدم وفق المخطط له. وهي نموذج من نماذج اللؤلؤة، ويوجد فيها ملعب جولف وواجهات بحرية ومحالّ تجارية وخدمية».

لافتاً إلى أن المجموعة ستتجه إلى البنوك لتمويل المشروع، وقال: «وقّعنا اتفاقية مع بنك (QNB) وبنوك أخرى لتمويل هذا المشروع».

من جهته، قال السيد إبراهيم العثمان، الرئيس التنفيذي وعضو مجلس إدارة الشركة المتحدة للتنمية: «العمل متواصل في جزيرة جيوان، والعام الحالي نعمل في استثمارات تبلغ نحو 1.5 مليار ريال، بالإضافة إلى (جياردينو فيلاج) التي من المتوقع أن ننتهي من إنشائها في نهاية العام». وأضاف العثمان في تصريحات على هامش الجمعية العمومية للشركة، أمس، أنه سيتم إنشاء مشروع «فلورستا جاردن» خلال الربع الثالث من العام الحالي، وتتكون من 3 مجمعات سكنية من 10 عمارات، بالإضافة إلى مركز تجاري سيُطرح قريباً.

وفي ما يخص مشاركة الشركة المتحدة للتنمية في مبادرة تأجير العقارات خلال كأس العالم «قطر 2022» عبر اللجنة العليا للمشاريع والإرث، أكد العثمان أن الشركة لديها وحدات عقارية متنوعة ستطرحها على اللجنة، سواء من العمارات السكنية أو الفيلات، بالإضافة إلى برج آخر تحت الإنشاء سيكون جاهزاً لكأس العالم 2022 سيُطرح على اللجنة. مؤكداً أن الشركة جاهزة لتلبية الطلبات كافة الخاصة بالتأجير خلال كأس العالم.

وأشار العثمان إلى أن الشركة لديها أكثر من خطة بديلة في ما يخص التراجع على صعيد الأسعار. مؤكداً أن الشركة نجحت في تحقيق أهدافها وإبقاء معدلات الإشغال عند مستويات جيدة، آملاً أن يشهد العام الحالي والمقبل تحسناً، وهو ما تدعمه العروض التنافسية التي تقدّمها الشركة، ومنها الإيجار طويل الأمد الذي ينتهي بالتملك، وكذلك التقسيط مباشرة عبر الشركة المتحدة للتنمية. متوقعاً أن تشهد الفترة المقبلة إقبالاً كبيراً على الشراء.

.. وانتخاب أعضاء جدد لمجلس إدارة الشركة

انتخبت الجمعية العامة العادية 6 أعضاء لمجلس الإدارة ممثلين للقطاع الخاص للدورة الجديدة 2019-2021، وهم كل من: سعادة الشيخ فيصل بن فهد آل ثاني، وعلي حسين الفردان عن مجموعة الفردان القابضة، وإبراهيم جاسم العثمان فخرو، وعبدالعزيز محمد المانع، وعبدالرحمن عبدالله آل عبدالغني، وعبدالرحمن سعد الشثري.

في حين تم تخصيص 3 مقاعد لأعضاء مجلس الإدارة الممثلين عن حكومة دولة قطر، وهم كل من: تركي بن محمد الخاطر، ممثلاً عن الصندوق المدني للهيئة العامة للتقاعد والتأمينات الاجتماعية، ومبارك علي مبارك النعيمي، ممثلاً عن الصندوق المدني للهيئة العامة للتقاعد والتأمينات الاجتماعية، وناصر جارالله المري، ممثلاً عن الصندوق العسكري للهيئة العامة للتقاعد والتأمينات الاجتماعية.

ليكتمل بذلك عدد أعضاء مجلس إدارة الشركة والبالغ عددهم 9 أعضاء.;
