UDC posts net profit of QR416m

DOHA: United Development Company (UDC), a leading Qatari shareholding company and master developer of The Pearl-Qatar, reported a net profit of QR416m on revenues of QR1.29bn for the nine months ended September 2018. The net profit attributable to equity shareholders stood at QR385m and basic earnings per share stood at QR 1.09.

UDC Chairman Turki bin Mohammed Al Khater said, “UDC has achieved good performance given the challenging conditions prevailing in today’s real estate market. UDC is relatively strong showing under difficult circumstances was actually a testament to the quality of properties being offered at The Pearl-Qatar and to the prospective nature of three major developments being currently undertaken by UDC, pursuant to the master plan. This aims to ensure that The Pearl-Qatar remains the premier real estate development in the State of Qatar and the location of choice for investors, developers, owners, residents and tenants”.

Al Khater noted that “UDC’s unique real estate portfolio at The Pearl-Qatar includes properties for sale, consisting of land plots, apartment and townhouse units, and properties for lease, consisting of office space and residential and retail units, which all are located in a self-sufficient community. These uniquely designed properties have an ambiance that is unmatched by other real estate developments in the State of Qatar. So, while The Pearl-Qatar was already well positioned, three additional major developments are being undertaken by UDC to enhance The Pearl’s experience and make it unmatched”.

“The crown jewel of the three major developments is Gewan Island, a development that will include an assortment of waterfront and beach front villas, private island villas, apartments as well as retail and hospitality outlets, entertainment and sports facilities, and mosque, artistically woven into the reworked and reclaimed land that is adjacent to The Pearl-Qatar,” he said.

The remaining two developments include Giardino Village, an area designed for apartments and villas that will be available to lease or own with a gated community, retail and hospitality outlets, recreation facilities and an international school serving The Pearl-Qatar community as a whole; and Al Mutahidah Towers, a twin tower building jointly connected by a bridge from the 12th to the 24thfloor and designed for residential units that will be available to lease or own, with various amenities.

Al Khater “UDC is witnessing good progress on its development projects per the master plan in a way that continuously brings a unique quality and character to The Pearl-Qatar of being the premier destination of real estate developments in the State of Qatar,” Al Khater said.

UDC President and Chief Executive Officer, Ibrahim Jassim Al Othman affirmed UDC’s dedication in advancing and executing its distinctive development projects, while achieving sound financial returns on the projects and to the Company as a whole, keeping the ultimate objective of meeting the shareholders’ expectations.

Al Othman further stated that during the current month, United Development Company has awarded the construction works for commercial showroom at Abraj Quartier district. The construction works will be completed by the end of the fourth quarter of the year 2020, by which the showroom will be ready for commercial tenants.

Al Othman also noted the growth that UDC has achieved over its recurring operational activities.

The volume of residential properties rented during the first nine months of 2018 had increased by 22 percent compared to the first nine months of 2017 while the volume of retail areas under lease had increased by 6 percent for the same period. These increases indicate The Pearl-Qatar is becoming a favorable destination place for residential and retail tenants in Qatar to live and operate a business.

“UDC’s financial results for the nine months of the year 2018 were good, considering the challenging conditions under which they were achieved”. He affirmed that efforts will be always continued to achieve better financial results and meet the shareholders’ expectations.

أعلنت الشركة المتحدة للتنمية نتائجها المالية لفترة الربع الثالث من العام الجاري 2018، حيث حققت الشركة ربحا صافيا بقيمة 416 مليون ريال، بينما بلغت الإيرادات “29ر1” مليار ريال، وبلغ صافي الربح العائد لحاملي أسهم الشركة الأم 385مليون ريال، والربح الأساسي للسهم 09ر1 ريال.

وأفاد السيد تركي بن محمد الخاطر، رئيس مجلس إدارة الشركة المتحدة للتنمية، بأن النتائج التي تم تحقيقها خلال الربع الثالث من عام 2018 تؤكد على جودة أعمال الشركة المتحدة للتنمية، كما تؤشر إلى مستقبل واعد من خلال الاستمرار في التطوير بناء على خطة الشركة التطويرية المعتمدة، حيث بدأت الشركة في أعمال التطوير لثلاثة مشاريع مهمة، منها مشروع “جزيرة جيوان” التي ستمثل “جوهرة التاج” للمشاريع الرائدة الثلاثة التي تقوم الشركة حاليا بتطويرها، حيث سيتم تطوير مجموعة من الفلل ذات التصميم الحديث المطلة على الشاطئ والواجهة البحرية، وفلل على جزر خاصة وشقق سكنية، إلى جانب منافذ الضيافة والبيع بالتجزئة، والمرافق الترفيهية، ومسجد، وستقام جميعا على أرض مستصلحة بمحاذاة اللؤلؤة-قطر.

ولفت إلى أن المشروعين الآخرين اللذين يتم العمل على تطويرهما هما: “جياردينو فيلاج”، وهي منطقة سكنية تضم شققا وفللا ستكون متاحة للإيجار أو التملك ضمن مجمع مستقل، إلى جانب محلات البيع بالتجزئة والضيافة، ومرافق ترفيهية، ومدرسة دولية تخدم مجتمع اللؤلؤة-قطر بأكمله، وأيضا “أبراج المتحدة”، وهما برجان سكنيان متصلان بجسر رابط من الطابق الثاني عشر حتى الطابق الرابع والعشرين، يوفران وحدات سكنية مختلفة ستكون مطروحة للبيع أو الإيجار مع توفير مختلف وسائل الراحة.

وأشار إلى أن المحفظة العقارية للشركة المتحدة للتنمية في اللؤلؤة-قطر تشمل مجموعة أراض، ووحدات سكنية متوفرة للبيع، إلى جانب وحدات متوفرة للتأجير سواء كانت سكنية ومحلات تجارية ومساحات مكتبية، وهي كلها تقع ضمن مشروع عقاري رائد يوفر مجتمعا آمنا ومكتفيا ذاتيا، وغيرها الكثير من المزايا غير المسبوقة في أي مشاريع عقارية أخرى في دولة قطر.

من جانبه، أكد السيد إبراهيم جاسم العثمان الرئيس التنفيذي للشركة المتحدة للتنمية، التزام الشركة بالعمل على تنفيذ مشاريعها التطويرية المتميزة، مع العمل على تحقيق عوائد مالية مجزية لهذه المشاريع، وللشركة ككل، مع الحفاظ على الهدف الأسمى وهو تلبية تطلعات المساهمين.

وأفاد بأن المتحدة للتنمية قامت خلال الشهر الحالي بترسية أعمال بناء لصالة عرض تجارية في منطقة أبراج كارتييه، على أن تنتهي أعمال البناء في نهاية الربع الرابع من العام 2020، حيث ستكون صالة العرض متوفرة للمستأجرين التجاريين.. مشيرا إلى ما حققته الشركة خلال التسعة أشهر الأولى من العام الجاري من إنجازات تمثل معظمها في بيع قطعة أرض رئيسية بمنطقة فيفا بحرية لتطوير مشروع متعدد الاستخدام، وأخرى في منطقة أبراج كارتييه لتطويرها للاستخدام التجاري، بالإضافة إلى إبرام اتفاقية تأجير مع إحدى الشركات الرئيسية لعدد 285 وحدة سكنية في مدينا سنترال.

ولفت إلى النمو الذي حققته الشركة في أنشطتها التشغيلية المستمرة، حيث “شهدت زيادة ثابتة في أعمال تأجير العقارات السكنية والتجزئة، مع ازدياد معدلات الإشغال في اللؤلؤة-قطر، حيث ارتفع حجم العقارات السكنية المستأجرة خلال الأشهر التسعة الأولى من عام 2018 بنسبة 22% مقارنة بالأشهر التسعة الأولى من عام 2017، كما ارتفع حجم تأجير وحدات التجزئة بنسبة 6 خلال الفترة نفسها، وهي زيادة تدل على المكانة المميزة التي تحتلها اللؤلؤة-قطر بالنسبة لمستأجري الوحدات السكنية والتجارية.
